Cost guide

What window replacement costs in Utah.

Every window company in Utah County will tell you it depends. It does. Here is exactly what it depends on, and the line items that should be on any quote you are asked to sign.

Why nobody can give you a number over the phone

A window job is priced by the opening, and no two houses have the same openings. Size, how many, what the frames are made of, what glass goes in them, and whether the old frame comes out all change the number. A price quoted before anyone has measured your windows is a guess dressed up as a quote.

The only number that matters is the one on your written quote. Ours is the same price tomorrow and next week.

The four things that move the price

  • Size of the opening. Windows are priced by the unit, and a large picture window or a tall two-story stairwell unit costs more in glass, frame, and handling than a bedroom slider.
  • Frame material and wall thickness. Standard vinyl is the value end. Heavier-wall vinyl holds its shape better in big openings and on windy bench lots. Fiberglass and wood-clad frames cost more and suit older homes where the look matters.
  • The glass package. Low-E coatings, argon or krypton fill, and a third pane each add cost and each lower the U-Factor. Utah's rebates require a U-Factor of 0.22 or lower, so the glass package decides whether the rebate pays anything.
  • Insert or full-frame. An insert window goes inside the existing frame. A full-frame replacement removes the old frame to the rough opening, which is more labor and more material, and is the right call when the old frame is rotted, out of square, or leaking.

Where the extra money usually goes

  • Bay and bow assemblies. Several units, a roof, and a seat board, framed as one piece.
  • Custom shapes. Arch tops, trapezoids, and circles are built to order and cost more per square foot of glass.
  • Patio doors. A sliding patio door is a large glass unit with a track and hardware, priced separately from the windows.
  • Egress windows. Cutting a basement window to egress size involves concrete work and a well as well as the window.
  • Exterior finish. Stucco, brick, and stone take more care at the opening than siding, and the finish work shows up in the labor line.
  • Second story and access. Units that need staging or a lift cost more to set than a ground-floor slider.
  • Trim, capping, and disposal. Interior trim, exterior capping, and hauling the old windows away are real costs, and a quote that leaves them out is incomplete.

What a Utah window quote has to show

Count of openings, and whether each one is an insert or a full-frame replacement. The exact window line and series. The U-Factor of the glass on each unit. Who installs, by name, with the Utah license number. The price per opening and the total. Any rebate shown separately, as an estimate, with the program named. How long the price is good for.

If a quote is missing any of those, you cannot compare it to another quote, which is usually the point.

Rebates come off after

On a qualifying home, Wattsmart pays up to $50 per window, and ThermWise pays $2.50 per square foot of window on gas-heated homes. Only windows at 0.22 or lower count, and rebate approval is made by the utility. A rebate belongs on your quote as a separate line, never baked into the price.

The federal tax credit for windows expired on December 31, 2025. A 2026 quote that still shows one is wrong at the bottom line.

Whole house or a few at a time

Per-window cost is usually lower on a whole-house job, because the measure visit, the delivery, and the setup get spread across more units. That does not mean you have to do the whole house. Replacing the failed units first, the foggy ones and the ones that no longer lock, and leaving sound windows alone is a reasonable plan, and a company that insists otherwise is selling.
